General Information
The Public Improvement
Fee (PIF) is collected and used to finance a portion of the cost
of new public improvements at Belmar. www.belmarcolorado.com
Public improvements at Belmar include such things as public parking,
parks, streets and sidewalks, water, sewer and storm water utilities,
public spaces and public art. The City of Lakewood is collecting
the PIF on behalf of the Plaza Metropolitan District No. 1 and its
Trustee, US Bank.
The PIF at Belmar
is 2.5% on all sales transactions, as defined in the PIF Covenant.
The PIF is a fee and NOT a tax; therefore, it becomes a part of
the total sales price and is subject to sales tax.
At Belmar, the
combined sales tax rate of 5.5%
is to be collected on the total taxable purchase price. Upon an
annual review, the CIty Sales Tax rate may be subject to change.
Deliveries made within the CIty of Lakewood, but outside of Belmar,
are subject to the 3.0% City Sales Tax .

Remitting the PIF
The PIF Schedule
and payment are due by the 20th day of the month following the preceding
calendar month, unless the 20th falls on a holiday or weekend. If
the 20th falls on a holiday or weekend, the PIF Schedule and payment
are due the next business day.
A postmark of
the 20th (or next business day if the 20th falls on a holiday or
weekend) will be considered a timely filing. Payments must be made
payable to Plaza Metropolitan District No. 1 and mailed to
Plaza Metropolitan District No. 1, c/o City of Lakewood Revenue
Division, P.O. Box 281167, Lakewood, CO 80228-1167.
Overnight
payments must be addressed to the City of Lakewood Finance Department
located at 480 South Allison Pkwy, Lakewood, Colorado 80226-3127.
Payments may also be dropped off at the same address during business
hours.

Licensing
All businesses
operating in Lakewood must obtain a Sales or Use Tax License. Service
businesses that do not “sell” anything must obtain a
City Use Tax License. The licensing process ensures that the City
has current emergency notification information and that the area
is properly zoned for your business activity. You will not need
a separate PIF License; the tenant information from the Sales Tax
License Application will be used to establish your PIF Account.
